IDR166 Million Home With IDR1 Million Monthly Payments? Here’s How It Works

Young Indonesians looking for a first home are being offered properties with monthly payments starting around IDR1 million at the 2026 Danantara Housing Expo.

The event, which runs from August 27 to August 30 at NICE PIK 2 in Tangerang, brings together more than 130 public and private developers alongside banks offering mortgage products.

One of the most eye-catching offers is a subsidized home in Serang priced at just IDR166 million.

Another option in Bogor costs more than twice as much but also advertises an initial monthly payment below IDR2 million.

The numbers sound similar.

The financing structures are not.

 

A Subsidized IDR166 Million Home in Serang

Indonesia’s official SiKumbang housing database lists Pondok Banten Indah II in Serang, Banten, with a subsidized 30/60 unit priced at IDR166 million.

The property has approximately 30 square metres of building area, 60 square metres of land, two bedrooms and one bathroom.

The price is consistent with Indonesia’s subsidized housing price framework for Java outside Greater Jakarta.

During the housing expo, the project is being marketed with an estimated monthly mortgage payment of approximately IDR1.07 million.

 

What Does IDR1.07 Million Actually Mean?

The IDR1.07 million figure applies to an estimated 20-year financing term, according to Pondok Banten Indah’s marketing representative at the event.

A 15-year term produces a payment closer to IDR1.3 million a month, while the 10-year option is roughly IDR1.7 million.

This illustrates one of the most important principles in mortgage advertising.

A lower monthly payment usually comes with a longer repayment period.

Buyers should therefore look beyond the headline installment and ask how long they will be making payments.

 

Booking Fee Cut to IDR100,000

Pondok Banten Indah is also offering an expo promotion on its booking fee.

The normal IDR500,000 reservation payment has been reduced to IDR100,000 during the event.

That is not the same as saying buyers can acquire the home with only IDR100,000 upfront.

The booking fee simply reserves the unit.

Mortgage approval, down payment requirements and bank eligibility rules still apply.

 

A Commercial Alternative in Bogor

Perumnas is offering a different product at Samesta Parayasa in Parung Panjang, Bogor.

Perumnas’ official project page describes Samesta Parayasa as a roughly 200-hectare residential development with homes priced from the IDR300 million range and access to KRL commuter rail and planned transport infrastructure.

A Type 27/72 unit marketed at the expo is priced at approximately IDR412 million.

Despite being a commercial, non-subsidized property, its advertised initial monthly payment is around IDR1.8 million.

At first glance, the monthly payment does not look dramatically higher than the subsidized Serang home.

But there is an important catch.

 

The IDR1.8 Million Payment Is an Introductory Figure

The commercial financing uses an introductory interest rate of approximately 2.75% for the first three years.

After 36 months, the rate increases in stages to approximately 6.75%, 8.75%, 10.25% and eventually as high as 12.5%, according to the financing structure described at the expo.

That means IDR1.8 million should be described as an initial monthly installment, not a fixed payment for the full mortgage.

This distinction is critical for first-time buyers.

A mortgage can feel inexpensive during an introductory period and become significantly heavier later.

 

Danantara Is Officially Offering Rates From 2.75%

Danantara Indonesia says the 2026 Housing Expo offers financing programmes with rates starting from 2.75%, down payments from 1%, and mortgage terms of up to 30 years, subject to the relevant conditions.

The important word is “starting.”

It does not mean every buyer receives a 2.75% rate throughout the entire loan.

The final financing structure depends on the bank, project, buyer eligibility and mortgage term.

 

Samesta Parayasa Has a Transport Advantage

Perumnas markets Samesta Parayasa as a transit-oriented development in Parung Panjang.

Its official page says the development is approximately five minutes from Parung Panjang KRL Station, around 10 minutes from the Legok toll exit and roughly 15 minutes from BSD City, based on developer estimates.

For Jakarta commuters, connectivity can matter as much as the mortgage itself.

A cheaper property located far from work can create substantial commuting costs and time commitments.

 

Expo Promotions Reduce Some Upfront Costs

The Samesta Parayasa expo offer also includes promotional benefits reported by the project’s marketing team.

These include items such as air conditioning, a canopy and kitchen equipment, along with waivers of selected costs including VAT, BPHTB and processing fees under applicable promotional terms.

The booking fee has also been reduced from about IDR5 million to IDR2 million during the event.

Because those are event promotions, buyers should obtain written confirmation of the terms before making any payment.

 

The Two IDR1 Million Mortgages Are Very Different

The headline installments can make the properties look comparable.

They are not.

Pondok Banten Indah

Estimated monthly payment: approximately IDR1.07 million over 20 years.

Samesta Parayasa

Price for the cited unit: approximately IDR412 million.

The lesson is straightforward:

two homes can both advertise “IDR1 million monthly payments” while carrying very different long-term costs.

 

Why Subsidized Housing Can Be Cheaper

Indonesia’s FLPP programme helps eligible first-home buyers access lower-cost financing.

BP Tapera has previously highlighted down payments starting near 1%, long loan periods and payments around the IDR1 million range for eligible subsidized homes.

Commercial mortgages do not have the same subsidy structure.

Instead, banks and developers may make the first few years more affordable through promotional rates, step-up payments or fee discounts.

That can still be useful—but borrowers need to understand the future payment schedule.

 

Ask for the Full Mortgage Simulation

Before paying a booking fee, buyers should request a written schedule showing:

the initial monthly installment;

how long the introductory rate lasts;

the rate after the promotion;

future installment amounts;

the total mortgage term;

and whether the loan eventually moves to a floating interest rate.

For a long-term financial commitment, the future payment matters more than the promotional payment printed on a banner.

 

Housing Expo Runs Until August 30

Danantara Housing Expo 2026 officially runs through August 30 at NICE PIK 2.

Danantara says the event brings together more than 130 developers and hundreds of thousands of housing units across Indonesia, alongside financing consultations and mortgage options.

That makes the expo useful not only for finding promotions, but also for comparing several developers and lenders in one place.

 

Bottom Line

A home with a monthly payment close to IDR1 million is not simply an advertising myth.

Pondok Banten Indah in Serang is offering a IDR166 million subsidized 30/60 home with an estimated payment of around IDR1.07 million over 20 years.

Meanwhile, Samesta Parayasa in Bogor is marketing a commercial home around IDR412 million with an initial payment of IDR1.8 million under a 2.75% introductory rate.

But the two deals should not be compared using the first monthly payment alone.

Price, mortgage term, interest structure, future installments, location and commuting costs all matter.

For a first-time buyer, the best question is therefore not:

“Can I afford the first installment?”

It is:

“Can I comfortably afford this house throughout the entire mortgage?”
