DIGIVESTASI - Generation Z Shows Great Interest in Property in the Capital City of Nusantara (IKN). Generation Z, aged 18-34, has shown significant interest in property in the Capital City of Nusantara (IKN) area, according to a recent study by the property marketplace, Rumah123.
Head of Research at Rumah123, Marisa Jaya, stated that this interest is driven by the younger generation's constant following of development progress and their desire to learn more about the IKN project. Additionally, this generation is also attracted to the projects that will be built in IKN and the future development of the area.
"The interest in the IKN project is a significant factor that attracts young people to search for property in the area," Marisa said in an official statement, quoted by Tirto on Friday (19/7/2024).
Young people also view IKN as a property investment opportunity. This is supported by the younger generation's strong financial capabilities and their ability to find investment opportunities in areas with high growth potential.
"They see the areas around IKN as having great prospects for property value appreciation in the future, especially considering the various infrastructure development projects and public facilities planned," Marisa added.
IKN also offers tax incentives for developers, investors, and consumers, which can stimulate the property sector in the area. Some of the government incentives include reductions in Income Tax (PPh) on the transfer of land and building rights, Value-Added Tax (VAT) exemptions on rental services and construction development costs, and a 0 percent Luxury Goods Tax (PPnBM) for luxury housing.
With the development of infrastructure and facilities around IKN, Marisa hopes that the market can absorb various property class segments proportionally and diversely, creating investment opportunities and increasing property values in the long term.
"The ongoing development projects are also expected to boost property demand, creating a more dynamic and inclusive market," she said.
Based on Rumah123 data, property seekers in the IKN area aged 18-34 in Balikpapan account for 56.9 percent, in Kutai Kartanegara 71.4 percent, in Penajam Paser Utara 48.5 percent, and in Samarinda 56.4 percent. Meanwhile, property seekers aged 35-64 in Balikpapan account for 42.8 percent, in Kutai Kartanegara 28.6 percent, in Penajam Paser Utara 51.5 percent, and in Samarinda 43.6 percent.
"In terms of price segments, Rumah123 notes that demand for housing in the IKN area tends to be dominated by the middle and upper-middle classes," she said.
Marisa detailed that in Balikpapan, the highest demand is in the price range of IDR 400 million to IDR 1 billion at 54.8 percent. In Samarinda, the highest demand is in the price range of IDR 1 to 3 billion at 48 percent. Meanwhile, in Kutai Kartanegara, 100 percent of the demand is in the price range of IDR 400 million to IDR 1 billion, and in Penajam Paser Utara, 66.7 percent of home seekers are interested in housing priced below IDR 400 million.
