PT Bumi Serpong Damai Tbk. (BSDE), through a related entity, sold a 166,261-square-meter plot—about 16.6 hectares—in the D-Hub area of BSD City Special Economic Zone. The transaction value before taxes and other costs was reported at Rp3.1 trillion. A conditional sale and purchase agreement was signed on October 26, 2026.
Bisnis.com identified the buyer as SMCCG, which plans to use the land to support data-center development. The transaction was conducted through PT Sinar Mas Wisesa (SIW), a BSDE subsidiary engaged in property development. D-Hub is positioned as an area for industrial and technology needs, including digital infrastructure.
Demand for data centers is rising alongside digital services, cloud computing and artificial-intelligence workloads. However, a land transaction alone does not establish the facility’s planned capacity, construction schedule, operating date, investment level or future revenue for the related entities. Further disclosures would be needed for those details.
For BSDE, the sale can be viewed in the context of land monetization and area-development strategy. Investors should consider whether the transaction is related-party or material, how its proceeds will be recorded and how the funds may be used. The pre-tax transaction value is also different from the net profit ultimately recognized.
